Can You Get Halal Home Financing in Every U.S. State?
You can get halal home financing in most of the United States, but not every provider serves every state. Guidance Residential offers Musharakah co-ownership home financing in more than 35 states, the widest reach of any co-ownership provider in the U.S. Before choosing a provider, confirm that it serves your state, then compare the contract structure behind the financing.
How Widely Is Halal Home Financing Available in the U.S.?
Home financing companies must be licensed in each state where they operate. That’s why coverage varies from one provider to the next, and why the options open to a homebuyer in Texas can look different from those in Iowa.
Some providers stay small and local, serving a single state or region. That community-based model can work well for families in its service area, but it isn’t an option for most of the country. Only a handful of companies have built the licensing and capital base to serve customers across much of the U.S.
Keep in mind that coverage and structure are separate questions. A provider’s reach tells you where you can apply. It doesn’t tell you how the contract works.
Where Does Guidance Residential Offer Home Financing?
Guidance Residential, an independent Muslim-owned financier, offers home financing in more than 35 states through its Declining Balance Co-ownership Program. The program is based on Musharakah Mutanaqisa, or diminishing partnership.
That footprint keeps growing. Guidance has grown from three states at launch to more than 35 today, most recently adding Iowa, New Mexico, and Oklahoma. See Guidance’s full list of operational states.
What’s the Difference Between Musharakah, Murabaha, and Ijara?
Every halal mortgage provider has to avoid riba, or interest, so each structures its product around a real asset instead of a loan. Nearly every provider in the U.S. uses one of three financing structures, and they work quite differently:
Musharakah is a co-ownership partnership. The provider and the homebuyer buy the home together, and the homebuyer’s share increases with each payment. Read more about what it means to co-own a home as a Muslim.
Murabaha is a cost-plus sale. The provider buys the home and sells it to the customer at an agreed markup, paid off in installments.
Ijara is a lease-to-own arrangement. The provider holds the property and leases it to the customer, who takes ownership at the end of the term.
Guidance is the only major U.S. provider that provides Musharakah via LLCs for each home financed, which enables it to share in the risks of ownership with the customer rather than simply collecting payments on a sale or lease.

What Should You Compare Before Choosing a Provider?
Coverage area is the first filter. Once you’ve confirmed a provider serves your state, four questions can tell you a lot about how authentic and protective its contract really is:
- Is the provider affiliated with a conventional, riba-based bank? Some providers operate as subsidiaries of conventional banks. Guidance Residential is Muslim-owned and independent of any bank.
- Does the provider actually co-own the property throughout the contract period, in accordance with Islamic finance principles, or does it only structure a sale or lease? Learn more about how Shariah home financing contracts protect buyers.
- Does the provider share in the risks of ownership, such as damage or loss?
- Who serves on the provider’s Shariah board, and how large and qualified is the board?
Coverage across most states is a reasonable starting filter, but it shouldn’t be the only one. The contract structure behind that coverage is what determines whether the financing is genuinely Shariah-compliant and the right fit for you and your family
Frequently Asked Questions
Can I get halal home financing in every U.S. state?
Halal home financing is available in most of the country, but coverage depends on where each provider is licensed. Guidance Residential serves more than 35 states, the widest reach of any co-ownership provider. Check a provider’s own list of licensed states before you apply.
Does covering more states make a provider more trustworthy?
Not by itself. Coverage reflects licensing and capital reach, not contract authenticity. Evaluate the contract structure and Shariah board of any provider first.
Is a Musharakah provider always more authentic than an Ijara or Murabaha provider?
Not automatically. All three structures can be halal when properly executed. In the U.S. market, Musharakah generally aligns most closely with Islamic principles including risk-sharing.
Why do state-coverage numbers differ between sources?
Licensing changes as providers expand, and different sources may reflect different points in time. Confirm current coverage directly on the provider’s own licensing page.
Does Guidance Residential plan to expand to all 50 states?
Guidance has grown from three states at launch to more than 35 today, with Iowa, New Mexico, and Oklahoma added in 2026, and continues pursuing new state licensing. Check Guidance’s current list of operational states for the latest coverage.
